Sellers
Photography: Approximately 90-95% of buyers start their search online. You literally have seconds to capture their attention. Great photos are the SINGLE most important marketing tool you can use to get the buyer’s attention. Tony offers his clients the highest quality interior and exterior photos including twilight images! He uses a super wide angle lens for interior shots to capture more of a room than any standard camera or phone can capture. Each photo is adjusted for shadows/highlights, brightness/contrast, saturation, alignment, and converted to sRGB color space for proper web viewing.
3-D Virtual Tour: Potential buyers can do a virtual walk through of your property from anywhere in the world. The can also rotate the 3-D model in any direction and view floor plans for each level of the property. Tony was the first broker to bring this technology to the western slope of Colorado. Four of Tony's previous listings went under contract prior to the buyer ever seeing the property in person simply due to this technology.
Variable Rate Commission: Tony's clients are offered a variable rate commission in the listing agreement. If the seller or Tony finds the buyer and no coop commission needs to be paid, Tony will handle both sides of the transaction at a reduced rate which can literally save the seller thousands of dollars.
Electronic forms and signatures: Faxes and paper copies are old technology. Tony uses only the latest technology with electronic forms and signatures so any part of the transaction can take place from virtually anywhere in the world.
Marketing: Online exposure is the key to selling your property. If you are serious about selling, at a minimum your property needs to be in the local MLS. In addition to the local MLS, Tony will list your property on Zillow, Trulia, Facebook, Craigslist, Realtor.com, IRES (front range MLS), this website, and ListHub. ListHub will send out the listing to over 60 of the largest real estate sites in the country. A color flyer will be custom designed for your property and will be placed in the most visible location possible and restocked as needed. Because of the photos and keywording in Tony's listings, they are consistently in the top 5-10% of all listings on Zillow for the area.
Keywording: This is incredibly importantant to get more online "hits" and exposure for your listing. The MLS listing for your property provides a lot of room for the description. Inserting certain key words into the description will vastly improve your online exposure. Tony will discuss keywording and how he handles it with any potential client prior to listing a property.
Realistic Pricing: Tony views every listing online that comes on the market in Ouray and Montrose counties that is listed in the MLS. He will view your property, make recommendations for improving the first impression for a potential buyer, and guide you to a realistic price based on sold comparables and current market conditions. Since being licensed in 1999, he has never had a residential listing that he didn't sell.
Communication: Tony's philosophy is that he wants his clients to be as informed as he is about a particular transaction. He notifies his clients of any information, changes, updates, or issues as quickly as he can.
